Welcome to the Papa House, a 180 sqm (1,937 sqft.) apartment in a 16th-century building, next to the Spanish Steps. With 5-meter-high ceilings, and plenty of natural light, this home is designed for families, groups, or professionals looking for comfort and convenience in the heart of Rome.

The apartment features four spacious bedrooms, including one with two single beds, offering flexibility for all types of travelers. The three modern bathrooms, designed with resin finishes and spa-like rainfall showers, provide a relaxing retreat after a long day exploring the city. Guests can also personalize their sleep experience with a pillow menu and enjoy the comfort of memory foam mattresses in every room.
The living area is bright and inviting, with elegant décor and a layout perfect for shared moments. A 65-inch smart TV and high-speed WiFi (950mb/s) ensure seamless connectivity, whether you're working remotely or unwinding with your favorite shows. A dedicated workspace is available for those who need to stay productive, while the private balcony offers a quiet outdoor spot to enjoy a morning coffee or soak up the sun.

The fully equipped kitchen is designed for both convenience and indulgence, featuring Bosch appliances, an espresso machine, and an ice maker, making it perfect for home cooking or a private chef experience.

📌 Check-In & Timing
•⁠ ⁠Check-in: 3:00 PM
•⁠ ⁠Early check-in option: Between 12:00 PM – 3:00 PM for €20. Please ask before arrival. (Includes luggage drop-off while cleaning is completed. We will do our best to have the property ready by your arrival time; however, we guarantee it will be ready by 3:00 PM).

🔹 Late check-in fees:
After 8:00 PM --> €30
After 11:00 PM → €50
Sundays → €30
Public Holidays → €40

🚪 Delayed Arrivals: If you're running more than 45 minutes late without notice, a €20 fee applies. Just send us a quick message at least one hour in advance to avoid this charge.

💳 Payment Handling: If correct payment is not provided at check-in, a second visit incurs a €10 fee.

🧼 Hygiene & Comfort Standards
We follow all Covid-19 cleaning protocols to ensure your health and comfort and working with a professional cleaning team. Some properties cut costs on cleaning—we don’t.

✦ All bed covers are freshly laundered after every guest.
✦ Decorative cushions & curtains are regularly washed.
✦ Our professional cleaning teams are available—if anything isn’t perfect, let us know, and we’ll make it right.

👶 Baby crib/high chair: €5 per night (each).
🛁 Extra towels: €6 per guest (please request before arrival).
🛏️ Extra sheets: €10 per bed.

📜 Respect for Our Home & Neighbors
✔ Always lock the door when leaving.
✔ Keep noise levels low: TV/music should be at a reasonable volume before 8:00 AM and after 10:00 PM.
✔ No parties or unauthorized guests. Any damage or missing items will be charged accordingly.
✔ Dispose of trash daily in designated building bins.
✔ Use linens & towels properly—they are for their intended use only.
✔ Toiletries & feminine products must go in the bin, not the toilet. Also please avoid flushing excessive toilet paper all at once. Plumbing issues caused by misuse will be charged to the guest.
✔ Close windows & shutters when leaving to protect the apartment from weather and security risks.
✔ Please do not slam doors—it causes paint damage and disturbs neighbors.
✔ The apartment phone line is not for guest use. Any charges will be billed to you.
